The age of the housing changes as you move down the bay. Brighton was established in 1840 and has many heritage listed houses. Sandringham grew quickly in the 1920s and 1930s. Bentleigh, Cheltenham and Mentone filled in during the 1950s and 1960s as market gardens were subdivided. Frankston and Seaford expanded in the same post-war decades. Carrum Downs is the newest, with most of its housing built from the 1980s onward. As a general rule, pre-war homes often have terracotta tiles, post-war brick veneers have concrete tiles, and newer estates have Colorbond or concrete tile.
That matters because each roof type ages in its own way. Tiled roofs need the ridge and hip capping re-bedded and pointed, failed tiles swapped out and the surface recoated. Metal roofs need attention to sheets, screws and flashings, and washing at a lower pressure. Repointing applies to tiled roofs only.
