Mordialloc roofs between the creek and the bay
Water shapes Mordialloc. Port Phillip Bay lies on one side, and the creek, with its pier, yacht clubs and history of wooden boat building, drains into it. A lot of the older housing went up in the 1930s and 1940s as modest brick veneer, with larger residences along Beach Road. More than 400 dwellings were added between 2001 and 2006, mostly on the former Epsom training track. A little over half the dwellings here are now row houses, flats and units.
That mix means terracotta and concrete tile on the older houses and Colorbond on much of the newer stock. Salt is the common thread. Sea air attacks unpainted steel, so gutters, valleys, flashings and roof screws close to the beach wear sooner than they would inland. Driveway pressure washing, restoration and sealing
Sand and salt carried off the beach dull concrete and pavers. A pressure wash, crack filling and a fresh seal protect the surface. Sealing typically lasts two to four years before it needs another coat.
