Because the housing is recent, you will see a lot of concrete tile and Colorbond here, and very little terracotta. The earliest homes are now past twenty-five years old. That is the age when the factory coating on concrete tiles has usually faded, pointing starts to crack, and the first gutters show rust at the joins. Nothing about this is dramatic. It is ordinary ageing, and dealing with it at this stage takes less work than waiting until water gets under the capping.
The coast matters too. The suburb runs down to Point Cook Coastal Park and its wetlands, and bayside air is hard on unpainted steel.
