An 1860 township with new estates around it
The township was surveyed in 1860 and the railway arrived in 1882, so the centre of town has a long history. Much of the housing around it is more recent. Modern estates such as Lakeview surround Lillydale Lake, and the former limestone quarry on the edge of town is now the Kinley estate. Homes built in recent decades commonly have Colorbond or newer concrete tile roofs. Older houses in the established streets tend to have weathered tiles or corrugated iron.
A newer roof still needs looking after. Painted steel collects dust and lichen on its shaded side, and concrete tiles on estate homes start to dull after a decade or two. Olinda Creek runs through Lilydale from the Dandenong Ranges, and properties near the creek and the lake wetlands tend to have more trees overhead. For those homes, clear gutters matter as much as the roof surface itself.

Gutter replacement

My home in one of Lilydale's newer estates is under 20 years old. Does the roof need anything yet?
Probably a wash and a check instead of major work. Every three to five years is the usual interval for washing. On concrete tiles we also look at the ridge pointing, which can crack early. On Colorbond we use a lower-pressure treatment and look over the gutters while we are there.
